How do I take real estate classes?

You can take classes in-person or online, depending on the requirements of your state. Many online providers also offer live instructor or self-paced versions, allowing you to pick the option that best fits your learning style. Some brokerages offer free real estate courses in an effort to reduce the financial barrier of entering real estate.

Do I need to pass an exam?

Yes, agents must pass both the national and state exams in order to be licensed in the United States.

How much should I study for the exam?

That depends on the person! It’s always a good idea to take notes throughout your courses to study from when preparing for your exam. Additionally, one of the most effective ways to prep for many people is to take practice exams. Real estate practice exams can be purchased online from many online course providers.

What do I do after I pass?

Congratulations! The process after passing your exams for each state is a little different, but generally speaking, you’ll now want to search for a brokerage (see more advice on brokerages below). Once you make your decision, you’ll need to apply for your real estate license through your state’s licensing platform, where you will provide your brokerage information. Once this is complete, your brokerage will get you started reviewing their agent contract and getting you onboarded.

When choosing a BROKERAGE, here are some things to consider:

  • What is the split structure?
  • Do they offer a CAP?
  • Office Dues

After you have joined your brokerage and/or team, you will need to market yourself as a newly licensed real estate agent. Initially, that means creatively getting in front of your database with a “Call to Action” plan.

Allow yourself time to learn the business. Here are some areas where you should direct your focus:

  • Open house protocol and strategies
  • Agreement of sale training
  • Buyer/Seller contracts training
  • Transaction to close procedures
  • The mortgage process
  • Title and conveyancing 101

Before you start working with buyers, you will need to gain access to the MLS (Multiple Listing Services). It is suggested that you get acclimated with the functionality, to have a basic level of proficiency with the program. There are a multitude of YouTube videos and trainings on how to navigate the MLS system.
